Can I pay in foreign currency or cryptocurrency?

In Indonesia, the official currency for all onshore transactions is Indonesian Rupiah (IDR). This is regulated under:

  • Law No. 7 of 2011 on Currency

  • Bank Indonesia Regulation No. 17/3/PBI/2015
    (obligation to use Rupiah for cash and non-cash transactions in Indonesia)

This means that property transactions must legally be settled in IDR at the time of signing the sale/lease deed before the Notary/PPAT.

💰 Foreign currency (USD/EUR etc.)

  • Property prices may sometimes be quoted or negotiated in foreign currency for convenience.

  • However, final settlement must be made in IDR according to Indonesian law.

  • Conversion is normally done through a licensed Indonesian bank, using the prevailing exchange rate on the day of settlement.

So:

💡 You can negotiate in USD, but you must pay and record the transaction in IDR at the notary.

🪙 Cryptocurrency (BTC, ETH, USDT, etc.)

Important legal facts in Indonesia:

  • Cryptocurrency is not legal tender

  • Crypto cannot be used as payment for goods or property

  • Crypto is legally classified as a tradeable commodity, regulated by BAPPEBTI

Therefore:

  • You cannot legally pay for property directly in crypto

  • Developers or sellers cannot legally accept crypto as payment

What can be done in practice (legally):

  • parties may privately agree on value reference in crypto or USD

  • crypto can be converted into IDR through licensed exchanges

  • final settlement must be paid and recorded in IDR at the notary signing

Everything recorded in the deed must show:

✔️ price in IDR
✔️ taxes paid in IDR
✔️ bank transfer evidence in IDR

⚠️ What is NOT legal

✖️ paying directly in crypto wallet-to-wallet for property
✖️ recording property price in crypto in the deed
✖️ off-record payments not converted to IDR
✖️ settling transaction offshore to avoid IDR requirement

These can lead to:

  • contract unenforceable

  • administrative sanctions

  • banking and tax compliance issues

  • Prices are usually listed in IDR

  • Negotiations in USD or USDT may happen informally

  • Final legal payment must be in IDR

  • Crypto must be converted first through legal channels

  • All settlement recorded in IDR at notary signing
