How long does the buying process take?

The timeframe to buy property in Bali depends on the completeness of documents, the type of title, and the complexity of due diligence. On average, if everything is in order, the process typically takes around 2–8 weeks from offer acceptance to final notary signing.

Typical timeline breakdown

Week 1–2: Initial checks & due diligence

  • verification of land certificate at BPN (Land Office)

  • zoning and land-use confirmation

  • checking encumbrances (disputes, mortgages, inheritance)

  • reviewing permits (IMB/PBG, building registration, etc.)

Week 2–4: Contract preparation

  • drafting of binding agreement

  • negotiation of terms, payment schedule, handover terms

  • translation if required for foreign buyer

  • review by buyer’s legal advisor

Week 4–8: Finalization & notary signing

  • completion of payments as per agreement

  • signing of Deed of Sale & Purchase (AJB) at Notary/PPAT

  • registration of transfer at BPN

  • issuance/endorsement of new title or lease documents

What can make the process longer?

The process may extend beyond 8 weeks if:

  • documents are incomplete or inconsistent

  • land status is disputed or still under inheritance process

  • zoning issues arise

  • nominee or illegal structures need to be corrected

  • company setup (PT PMA) is required before purchase

  • lease extensions are still being negotiated

How to speed up the process

You can usually shorten the process if you:

  • prepare buyer identification and documents early

  • use a licensed notary and legal property consultant

  • avoid nominee arrangements and other illegal structures

  • ensure the seller provides complete documents from the start

Summary

  • Normal process: ± 2–8 weeks

  • Includes due diligence, contract drafting, and notary signing

  • Can be longer if documents or land status are problematic
